    It’s not illegal to flip a contract.

    The A-B and B-C transaction that you describe are perfect for when the end buyer needs bank financing.

    To flip a contract, you’re going to need your end buyer to be a CASH buyer, otherwise it won’t work.

    my question is that Is it illegal to flip assigned contracts if not how is it legal?

    I was told that every transaction has to stand on it’s own A-B (A being the homeowner or bank)(B being me) then B-C (C being my end buyer) that I would have to close with A first then sell to C after that I wasn’t able to just assign the contract over and just charge a assignment fee I’m confuse how it works because here in utah it’s illegal.thanks
