Is it possible to get a Mortgage on a home that cost only 16k?

Posted by admin on September 2nd, 2010 and filed under ga mortgage | 3 Comments »

I saw a home in my town( I Live in GA) and it’s a little over 15 thousand. I have about 3k to put down on the hosue but I want to know if they even give out mortgages since the price is so low on the home.

No they do not, houses that low are sold for cash.

You can get a personal loan though, and use that to buy the property.

Mortgage & Bankruptcy: Questions are at the end of the Details…please help?

Posted by admin on August 29th, 2010 and filed under ga mortgage | 1 Comment »

Many yrs ago, my wife’s mom (we will call her “M”, 55 yrs old) and her b/f (called “J”, 58 yrs old) dated & lived together in VA. They both bought the house together & split the mortgage. Both have credit scores around 550.

They’ve been broken up for several years. M had moved to GA while J stayed at the house. M wanted to sell the house when they broke up but J wanted to stay & said he would make payments. Now J has fallen close to $7,000 behind in mortgage payments but both are liable since they both signed. The house is probably going to foreclosure.

Questions:
1. How can M get out of this? J won’t refinance or sell the house.
2. J never wants to buy another place & will rent for the rest of her life. If M files for chapter 7 bankruptcy, will she be able to keep her car & alimony she’s getting from former husband?
3. If the house goes into foreclosure & sells for many more thousands less, then both will still be liable for coming up with the difference?
I mistook an M for a J in #2. It should read….If "J" files for chapter…

since she owns te home jointly she can put it up for sale today. he will have to sign if it sells. if she files a bk 7 and the house forecloses j will have to pay the balance off. If both file a bk7 then both may get hit for 1099 for unpaid balance is it sell for less than owed

No income due to Disability from Accident?

Posted by admin on August 23rd, 2010 and filed under ga mortgage | 2 Comments »

Been injured in an accident and the insurance won’t pay anything until 100% healed. Have been out of work already 6 months and prob will be 6 more months. short term disability has already ended and ssi won’t pay cause i am not permanently disabled. how do i pay my bills until i can go back to work. is there any agencies local in GA or anywhere that help with mortgage payments and such?

I am not sure as GA was phased out under Clinton, but call a suicide crisis line (they talk to people who are upset not just suicidal) and ask if there is a phone number for community services that might help..they often have the info..also call churches and ask if they know anyone that can help you especially one you belong to or big churches.

Go to food pantries for food. Here we have an agencies called first link that lists all the agencies for various community problems..although it may not help go to a welfare center and ask to speak to a caseworker to see if you are eligible for help or maybe they can refer you somewhere.

sorry about your troubles..maybe you could find a live in babysitter situation..run a newspaper ad. I would talk to pastors in various churches..sometimes there parishioners are willing to help people.

Maybe a senior would give room and board with help cooking and such in return

GA Law, my husband doesn’t want to sign me on to his house.?

Posted by admin on August 18th, 2010 and filed under ga mortgage | 4 Comments »

Very commited, dated 10 years. Just got married a year ago, lived together past 4 years. He bought the house Before we married.

In NJ law, if we got devored right now, he would keep his house, because it is an asset he purchased before marriage. Is this the same in GA?

Or if we got devorced would I get 1/2 of it, since, I’ve been making payments, on it for 4 years now, with him. I told him, I don’t want to pay this house off early because if its not in my name, then if he leaves me he gets to keep it, and my thousands of dollars worth of payments went no where for me.
I am not trying to screw my husband out of anything, what’s fair is fair. But I don’t want to make $1,300 mortgage payments to a house that is not at least partially mine in the end. House cost $ 300,000, Mortgage is 150,000, when I moved in. I’ve paid about $25,000 into it.
Please help, with descriptive GA law , on divorce, time lines, years married, money put in, evidence? Whatever. Advice.

You should have gotten a Pre-Nup which would have covered
all these issues…
